Patrick Riddlemoser: Real Estate Credentials
Below are the specific credentials that I have been certified for and what they mean:
- Certified Residential Specialist, CRS®
- The CRS is the most difficult to obtain because the requirements are not only about education but experience. Each candidate must complete several courses across the nation and have at least sold 75 homes in a five year period. Only about 4% of real estate agents nationwide hold this designation.
One in every 5 real estate transactions in North America involves a Certified Residential Specialist.
- Accredited Buyer Representative, ABR®
- The ABR training focuses 100% on how to provide service and protect a buyer interests in a real estate transaction. The ABR should be (but isn't yet) a requirement for any person representing buyers in a real estate transaction.
- e-PRO®
- The e-PRO is all about technology. If you rely on the Internet to send and receive information, make sure your agent has the e-PRO certification. Nearly every aspect of real estate today is based upon technology: digital photos, virtual tours, search engines, web sites, the MLS, real estate forms, e-mail, etc. Your agent better excel in this area or you may find that your home gets viewed by fewer people and/or information on properties you want to purchase is only delivered to you after the home has already sold
- Certified New Homes Specialist, CNHS™
- This designation is all about home construction. It's amazing that this is not required. After completing this rigorous training, the agent will be highly knowledgeable about the home building process. If you are even contemplating purchasing new construction, the agent with CNHS is definitely a must!
Board of Realtors Awards
Many Agents will give you different titles to add credibility to their name. They'll use titles like "million dollar sales club" or "top producer" or "top lister."
But there are only two awards from the Board of Realtors:
- Member, Million Dollar Sales Club. The requirement is less than 4 million in sales in a calendar year.
- Member, Top Producer's Club. The requirement is here is less than 7 million in sales in any given year.
That's it. All of the other titles are made up!
- Member, NVAR Top Producer's Club: 1995, 2002, 2003, 2004, 2005
- Member, NVAR Million Dollar Sales Club: 1995, 2002, 2003, 2004, 2005
- Member, National Association of Realtors
- Member, Virginia Realtors Association.
